Residential Inspections

What’s Included in a Home Inspection:

Our home inspections are conducted in accordance with both InterNACHI Standards of Practice and Indiana state requirements. Each standard inspection includes a detailed evaluation of the following systems and components, when present and accessible.

Roof – Inspection of roofing materials, gutters, downspouts, flashings, vents, skylights, chimneys, and any roof penetrations.

Exterior – Evaluation of wall coverings, flashing, trim, exterior doors, decks, balconies, stoops, steps, porches, railings, eaves, soffits, fascia, walkways, driveways, patios, and overall grading and drainage around the home.

Foundation, Basement & Crawlspace – Assessment of foundation walls, floor and wall structures, ceiling structure, visible framing, and any signs of water intrusion or structural concerns.

Attic, Insulation & Ventilation – Review of insulation levels and ventilation in the attic and other accessible spaces.

Interior – Examination of walls, ceilings, floors, doors, windows, stairways, and railings for condition and functionality.

Plumbing – Inspection of interior water supply, fixtures, faucets, drain/waste/vent systems, water heating equipment, fuel storage and distribution systems, and sump pumps (if present).

Electrical – Evaluation of the service entrance, main panel, breakers or fuses, wiring, outlets, switches, and lighting fixtures (where accessible).

Heating System – Inspection of installed heating equipment, distribution systems, and normal operating performance.

Cooling System – Inspection of installed cooling equipment, distribution systems, and normal operating performance.

Fireplaces & Chimneys – Examination of accessible portions of fireplaces, chimneys, flues, and venting systems.
